Thermography in new and old buildings

Thermography is a proven method for detecting energy leaks in new and old buildings. A special thermal imaging camera takes colored pictures of different surface temperatures and can thus provide information about the air tightness in old buildings and detect thermal bridges and damage. Thermography is also well suited for new construction properties to check the actual insulation properties of the house.

According to the Association of Private Builders (VPB), around 70 percent of all newly built properties have energy-related defects. For this reason, the VPB advises property buyers and builders to have a quality check carried out by an independent expert. Ideally, thermography is carried out in combination with a blower door test, an air tightness test. According to the VPB, it is important to work with an independent expert when checking for energy leaks. This is because an independent expert is actually interested in detecting energy leaks and can give owners a detailed inventory.

According to the VPB, anyone buying a turnkey house should make sure that an independent quality control with thermography procedures and the blower door test is included in the contract. Only in this way can owners and builders find out whether the property already has energy-related damage at the outset. A reputable thermographic survey is characterized by sound advice. Because each building brings individual requirements to the thermography investigation with itself and must be photographed thus at different places. The costs for a respectable thermography investigation amount to approximately 500 to 600 euro. The VPB provides a free downloadable guide on its website.
