Anyone looking for a new home first needs a plot of land that meets their wishes and requirements. Once a suitable plot has been found, future homeowners usually want to start construction work straight away. However, just because a plot of land is approved as building land does not say anything about its soil quality, load-bearing capacity or groundwater conditions.

To avoid subsequent damage, it is therefore advisable to invest in a soil investigation. In this process, a geologist or a recognized engineering firm prepares a well-founded soil profile that provides detailed information about the soil conditions and points out weak points or damage. With a professionally prepared soil survey, builders and owners can analyze the soil conditions and repair damage before construction work begins.

A subsoil investigation is particularly advisable for properties that have previously been used as a commercial area. Damage already present in the soil can bring complications to site work. If the soil is severely damaged, soil remediation may even be necessary in some cases. If this is detected too late and the property is already built, it can be very costly. Even if about 0.5 to 1.5 percent of the shell construction costs have to be invested in a soil investigation, builders should bear in mind that only with a meaningful expert opinion can building damage that occurs later and the resulting follow-up costs be prevented.
