Study: Spotlight Industrial Parks

According to the "Spotlight Gewerbeparks" study published in June 2020 by bulwiengesa, an independent analysis company of the real estate sectors and the Initiative Unternehmensimmobilien, commercial parks represented a sought-after and attractive investment opportunity even before the "Corona crisis". In recent years, there has been both an increase in demand for commercial parks and an increase in supply.

Thus, the construction activity of business parks is increasing rapidly from year to year. While around 90,000 square meters of space were completed in 2015, this figure had already risen to 210,000 square meters of usable space by 2019. The editors of the study assume that the completions and space conversions of business parks in Germany will continue to develop rapidly in the future. One of the reasons for this is developments in the e-commerce sector. Particularly for companies from the classic B-to-C sector, business parks are especially attractive due to their location and flexible usage options.

It is therefore of great advantage that office space and production halls, as well as the logistics and service areas, are located on just one plot of land. Under these conditions, companies have the opportunity to guarantee shorter delivery times and adapt to changing production conditions. The locations of industrial parks, which are usually close to the city, also play an important role. For example, companies from the logistics and transport sectors, as well as for manufacturing companies such as light industry, occupy around 44 percent of the usable space in business parks.
