Tip: Protection against construction defects in the planning and construction phase

In order to protect private builders from defects and damage as early as the construction planning stage and during the construction phase of a single-family or multi-family house, the Bauherren-Schutzbund e. V. (BSB), together with the Institut für Bauforschung e. V. (IfB), has published a study of the ten most frequently occurring construction errors. This is intended to provide building owners with an overview of the areas in which they should pay particular attention in order to detect possible damage at an early stage and to assert their claims for flawless construction. This is because if certain construction defects are not discovered until after acceptance or even after the warranty period has expired, private builders have to pay for rectifying the defects themselves.

According to the study, construction errors, for example, occur particularly often in basement waterproofing and structural waterproofing. As a result, moisture damage can cause stains or chipped paint on the exterior walls of the basement. Moisture damage can also occur when laying the floor covering if the applied screed is not completely dry before laying. In such a case, moisture marks and discoloration of the interior plaster can occur after only a few months. In the case of floor coverings such as solid wood planks, this can even lead to deformation or the formation of mold on the walls.

What other construction defects occur and how private builders can recognize them at an early stage can be read in the free study on the BSB website. Readers will also find helpful tips and instructions on what to do if they notice construction errors. With a professional construction supervisor as well as a detailed inspection of the construction measures before the end of the warranty period, private builders play it safe to ensure that no defects or damage occur.
