Architect house: building with an architect

Those who want to plan and realize their own home together with an architect benefit from many advantages. Because an architect's house convinces by its uniqueness and offers planning security as well as a high measure of individuality to the owner. Thus, during the first draft of the architect, all wishes and ideas of the future homeowner are checked with regard to the building code requirements, the condition of the building ground and the available budget.

Once the building design has been finalized, builders can also commission the architect to take care of official matters. For example, an architect submits the building plan to the relevant building authority, obtains offers from various tradesmen and compares them with each other. An architect also provides support during the construction phase, if desired. In addition to monitoring and controlling construction activities, he can immediately identify defects in the building and have them remedied without delay. The architect also checks that the schedule is being adhered to.

To ensure that building owners also have planning security with regard to the costs of commissioning the architect, there is the so-called "Honoraranordnung für Architekten und Ingenieure (HOAI)". Here, building owners can find an overview of the various service phases for which they can commission an architect. It also contains a maximum and minimum rate for his fee. This serves to protect against both dumping prices and excessive fees. There are a total of nine service phases. These are weighted individually and placed in relation to the total fee. While, for example, a basic evaluation is only charged at 2 percent of the total fee, the service for construction supervision amounts to 32 percent of the total fee.
