Energy: testing of building automation makes sense

By testing the building automation or the building control system, more energy efficiency can be ensured and costs can be saved. This is the conclusion of TÜV Süd, which supports operators, owners and users in optimizing the energy efficiency of new and existing buildings. To this end, it offers monitoring that can be used to identify potential for optimization or malfunctions in technical supply systems.

Among other things, the monitoring can be used to check chillers and ventilation and air-conditioning systems. In a 1.5-year-old property, for example, TÜV Süd found faulty switching conditions in the chiller that led to constant cycling. Fixing the problem can save both energy (16 percent) and costs (7 percent). Problems such as faulty heat recovery have already been detected in HVAC systems.

"Intelligently networked, flexible and transparent building automation systems provide an excellent basis for optimizing energy consumption, CO2 emissions, operating costs and user comfort," explains Patrick Lützel from TÜV SÜD Industrie Service's Building Automation team. However, the individual systems and components must be precisely coordinated and checked continuously or at recurring intervals. This is the only way to fully exploit the potential of building automation.
