Transparency: Software development for the real estate industry

Experts from Fraunhofer IBP and a team of experts from the software and consulting company msg GillardonBSM AG have jointly developed a software prototype that combines life cycle assessment and the overall economic calculation of buildings. To do this, they will first use special software from Fraunhofer IBP. "In this process, the key figures of all relevant components, such as building materials, facade materials, insulation and insulating materials, or the planned type of heating, are included in the evaluation over the entire life cycle," explains Dr.-Ing. Robert Ilg from the Business Unit Development at Fraunhofer IBP and an expert in holistic accounting. Access is provided via databases of the building materials.

Once this step is done, the LCA is transferred to the jointly developed software. "We create a scenario-based risk module that allows an assessment of risks such as construction costs, rental income and the development of the property's value. Long-term aspects such as potential rental income, maintenance measures and the dynamics of the market are also included," says Prof. Dr. Konrad Wimmer, Executive Partner at msg GillardonBSM AG.

Among other things, the software is intended to provide architects and developers with valuable information, for example on whether the building materials used are environmentally friendly or not. The software also aims to speed up the calculation of data needed for financial planning and lending, and also to create greater transparency for prospective buyers as well as project developers. The next step will be to prepare the licensing of the software for the market.
