Analysis: Vacation properties vs. properties in Germany's major cities

A vacation property in Mallorca is a real bargain compared to a condominium in Munich. Because while prospective buyers can acquire a vacation property with a floor space of 143.1 square meters for 400,000 euros in Mallorca, it is just 35.9 square meters for this price in Munich. This is the result of an analysis by Immoscout24.

Nevertheless, Mallorca occupies only 4th place among the regions examined by Immoscout. Sicily (149.7 square meters for 400,000 euros) and Tuscany (143.4 square meters for 400,000 euros) fare even better. In Valencia prospective buyers can acquire likewise 143.1 square meters for 400,000 euro. Tenerife and the other vacation regions surveyed also offer more living space for 400,000 euros than Cologne, Hamburg, Düsseldorf, Berlin, Frankfurt am Main or Munich.

In South Tyrol (79.8 square meters for 400,000 euros), Styria (77.9 square meters for 400,000 euros) and Tyrol (63.7 square meters for 400,000 euros), however, prospective buyers do not get much more square meters for 400,000 euros than, for example, in Cologne, Hamburg, Stuttgart and Düsseldorf with 62.6 to 58.5 square meters for 400,000 euros. The analysis is based on all advertisements of condominiums and houses for sale with an offer price of up to 400,000 euros placed in the months of May and June 2022. However, only certain vacation regions and the seven largest cities in Germany were examined.
