Builders should plan for ancillary building costs in their project. The portal "bauen.de" points this out and lists the relevant costs. Among other things, ancillary building costs are incurred in relation to the purchase of land, financing and development. However, according to "bauen.de", the costs for the architect, surveying, the building application, insurance and corresponding construction site work must also be planned for.
When buying a plot of land, for example, ancillary building costs include estate agent fees, notary and land registry fees and land transfer tax. With regard to financing, builders have to reckon with commitment interest, among other things. When developing a new construction area, developers must factor in pro rata costs. According to the portal, development costs may still be incurred years later or for plots that have already been developed.
"bauen.de" has broken down these and other ancillary building costs in a sample calculation for a 150 square meter house (living space) with a 600 square meter plot in Bavaria. The example calculation assumes that EUR 200,000 is due for the plot, the costs for building the house amount to EUR 300,000 and the house is largely financed by a loan. If all ancillary building costs are now added, the costs for building the house amount to 613,395 euros - which is 113,395 euros more than builders might assume.
