How to make your property irresistible to buyers

Guide - Making real estate irresistibleTo sell your property at the best price, you need to impress your prospective buyers - with these tricks!

Would you invite guests to a party without taking a few precautions? Certainly not! You should approach your property sale in the same way and spruce up your property a little.

If you now think that this costs a lot of money, you are mistaken. You can make your property look much more attractive to prospective buyers with comparatively little effort. If you want to sell your property for the maximum purchase price and in the shortest possible time, you should read this article carefully to the end.

Tidy up, tidy up, tidy up
During viewings, prospective buyers are most irritated by things lying around. These obscure the view of the actual object of desire, so to speak: Your property. Therefore, create an environment in which there are no personal items such as photos, pinboards, toys and other bric-a-brac lying around.

In this way, you give a potential buyer the opportunity to imagine what their own things could look like here. Even if you are proud of your personal belongings and your 3-year-old daughter's paintings, you are distracting the prospective buyer from already mentally furnishing the place.

Thorough cleaning from top to bottom
After you have tidied up your property, you need to clean it completely: don't just vacuum through, but scrub thoroughly in every corner. A clean and tidy property looks much larger and more inviting. And always remember: a shiny and spacious property will sell much faster and for a better price.

Give your property that certain something
By doing the basic cleaning and tidying up, you have created the basis for being able to sell your property sensibly. But to make it irresistible, there's still a little something missing.

The most important rooms during a viewing are: Living room, bathrooms and kitchen. Repair any damage to the walls and, if necessary, invest in a bucket or two of paint and give your living room a fresh coat of paint.

You can add a sophisticated touch by laying a fresh tablecloth and placing a vase of fresh flowers in the center. This conveys to your prospective buyers that your property is something very special.

The bathrooms should only shine like this. Make sure that the fittings are shiny and, above all, don't leave any used towels lying around. Toothpaste stains on mirrors or in washbasins also do not add to the attractiveness of your property.

In the kitchen, it is important that no residue from the last time you cooked is visible. Dirty dishes on the worktop must be cleared away before the prospective buyer enters your property. Also make sure that no food smells make a bad impression.

Make light
Prospective buyers naturally want to see your property - so open all the shutters and blinds and switch on all the lights. It is unpleasant if prospective buyers have to ask several times whether the light can be switched on. This creates the suspicion that you must be hiding something about your property.

Lock up with your property
The last tip has nothing to do with your property, but with you, the seller. You may have lived in your property for years and have grown fond of it. Because you associate countless fond memories with your property, it is more to you than just stones with a roof on them.

But now is the time to let go. Realize that your property will soon have a new owner who has their own ideas and wants to implement them. Assume that your property will not remain as you have prepared it. If you are too attached to your property, it will make the sale much more difficult.

Our tip: Don't see your property sale as an end, but as a wonderful new beginning. This has already helped many property sellers to mentally part with their own property.

If, despite everything, you find it difficult to let go of your property at every viewing and every negotiation, think about letting a real estate agent handle the sale of your property for you. We will be happy to help you.
