Condominium ownership: This applies to light decorations

If condominium owners want to decorate their balcony with fairy lights during the Christmas season, they should bear in mind that this is common property and take a look at the community rules beforehand. The consumer protection association Wohnen im Eigentum (WiE) points this out.

If the fairy lights are only illuminated temporarily, this is generally considered "normal use" and no resolution of the condominium owners' association is required. However, the situation is different if, for example, holes have to be drilled into the balcony parapet to install them. In this case, the other condominium owners must agree in advance.

In the interests of the general public, WiE also advises people to avoid bright and flashing fairy lights. Light-emitting diodes should also be used, as they consume less electricity than incandescent or halogen lamps. Outdoor fairy lights must also be splash-proof to prevent short circuits. The WiE also publishes guides on the subject of common property and other topics for a fee of around 3 to 35 euros.
