How will real estate prices develop in Germany up to 2035? The results are provided by the "Postbank Wohnatlas 2022" study, for which experts from the Hamburg Institute of International Economics (HWWI) have prepared a purchase price forecast. The study shows that homeowners in almost half of all 401 German districts and independent cities can expect their property to increase in value in real terms until at least 2035.
However, real estate prices will not continue to rise everywhere. Falling purchase prices for real estate are to be expected in eastern Germany in particular. The cities of Berlin, Potsdam, Leipzig, Jena, Erfurt and Weimar are exceptions here. Alongside the Hamburg area, southern Germany and the Weser-Ems region, the Berlin area is one of the locations where homeowners have particularly good prospects of rising property prices.
Interested parties can see the forecast inflation-adjusted price growth for Germany on the map, among other things. The price trends in the so-called Big7 - Munich, Frankfurt am Main, Cologne, Stuttgart, Berlin, Düsseldorf and Hamburg - and the price trends in the ten strongest regions are also shown. While Munich leads the Top7 with a price trend of 2.19 percent, Potsdam leads the German districts and independent cities with a price trend of 2.20 percent.
