The energy crisis poses particular challenges for private landlords. This is the view of "Haus & Grund", the central association of German house, apartment and property owners. "Our members tell us that they want to continue on the path away from fossil fuels and towards less energy consumption, but are increasingly coming up against hurdles," says Haus & Grund President Kai Warnecke.
Specifically, the following problem emerges: the Central Association's member study "Private Landlords in Germany" shows that around 70 percent of private landlords surveyed use a gas heating system to supply heat to their rented apartment or house. Around 25 of those surveyed are planning to replace their heating system in the next five years.
However, their financial situation may be thwarting their plans. Around 50 percent of respondents cite "lack of profitability" as a reason for not being able to carry out modernization measures on their rental property. Haus & Grund is therefore calling for a number of measures to improve the situation for private landlords, including permanently endowed funding pots for energy-efficient building refurbishment that are only accessible to private landlords.
