Buyers of existing apartments can save an average of at least 25 percent of the purchase price in 9 out of 14 major cities surveyed. Prerequisite: They do not buy an existing apartment in the city itself, but in the surrounding area and accept a commute of up to one hour to the city. This is the result of an Immowelt analysis.
In Hamburg, this can result in savings of up to 44%, in Cologne up to 39% and in Berlin up to 38%. In Leipzig and Dresden, there are also differences of 40 and 28 percent respectively. However, not everyone benefits from commuting. According to Immowelt, there are only minor price differences in the Ruhr area due to its dense population and less rural regions.
The analysis was based on the introduction of the 49-euro ticket at the beginning of May and the property prices in the 14 cities with more than 500,000 inhabitants and in the suburbs. The purchase prices of existing 3-room apartments (75 square meters) on the second floor built in the 1990s in the urban area were compared with the purchase prices in municipalities that can be reached within an hour by public transport and have fewer than 100,000 inhabitants.
