After viewing the property and based on the preliminary negotiations, the prospective buyer wants to purchase on the following terms:

Special agreement:

The broker stops his business activity with the signing of the reservation agreement and cancels all other interested parties. There is an economic loss for the broker in case of withdrawal of the buyers/tenants from the reservation, because he has to go into advertising again. For this reason, the interested buyer/renter agrees to pay a minimum of 500.00 Euros as compensation for expenses and compensation for the work involved from the time of reservation. The compensation for expenses is due immediately. The reservation is binding on both sides as soon as we have received the amount. It will be credited against the commission to be paid. If no buyer's commission is due, the buyer will receive the 500.00 Euro paid back. This happens at the earliest on the day of the notarization, at the latest however after receipt of the commission of the salesman. If the notarization of the purchase contract does not take place, the party who refuses the notarization has to bear the draft costs of the notary.
