The Verband privater Bauherren e. V. (VPB) has published a guidebook for builders and real estate buyers on the subject of "Living in a listed building". Whether halls converted into lofts, half-timbered or workers' houses, or country houses in the Art Nouveau style, buildings that are listed have a special charm and are very popular.
However, the renovation of historical buildings is more complex and costly than that of other real estate. In order to preserve historic buildings, the state supports owners in financing renovation measures. For example, owners can write off against income tax numerous renovation measures on the property as well as work that is necessary for the habitability and usability of the building monument. The guidebook explains the percentage of the tax benefits that apply and the period over which they can extend.
The VPB guide also explains the challenges owners face when they want to renovate their listed property to improve its energy efficiency. This is because measures such as insulating the exterior walls conflict with the requirements of historic preservation and the conditions imposed by the authorities. For this reason, communication with the relevant monument protection authority and an expert is essential, both in the area of tax relief and in the case of energy-efficient refurbishment.
