Modular housing: The flexibility and mobility of modular homes

A modular house allows owners flexibility and mobility in the design and composition of their home. This is because modular construction is characterized by the fact that the individual rooms can be separated from each other and reassembled. For example, a former children's room can be separated from the main house and used as a detached garden house or guest house.

Similar to the technical construction of prefabricated houses, modular houses are prefabricated in their individual parts in the factory. The difference in modular construction is that each room or module is constructed as a self-contained room with its own four walls. Thus, a modular house consists of individual modules where the room and room layout can be assembled and relocated as desired. In a prefabricated house, on the other hand, the partition walls can be removed when rooms are adjacent to each other, thus connecting the rooms. 

In order to create a healthy living environment, a modular house requires good insulation and sealing of the individual modules as well as good connection technology. If a "nested" construction is desired, the free-standing exterior walls may cause thermal bridges and higher heat loss. Since modular houses are mostly built of wood or wood substitutes, cracks or joints can occur, unlike in a static construction. Therefore, the construction method of a modular house focuses on the connection technology, insulation and sealing. The more contiguous the individual living modules are to each other and the more standardized the house is built, the better the insulation and living climate.
