With the "Guide to the renovation of a half-timbered house", the Association of Private Builders (VPB) would like to inform owners or prospective buyers of a half-timbered house about the special features of the property. Because a half-timbered house requires special care. For the necessary preservation and reorganization work different regulations apply than with new building and inventory real estates. For example, owners have the option of deducting the renovation costs from their taxes.
Due to the special structural regulations of a half-timbered house, other requirements also apply to the maintenance of the property. Insulation and heating of the building is an important issue, since the atypical facade precludes exterior insulation. Whether interior insulation or an alternative heating system is more suitable can be determined by a building survey conducted by an expert. This expert determines in a renovation report which structural measures and renovation work should be carried out. It is important here to adhere to a sequence that makes sense from a structural engineering point of view. The requirements of the monument protection authorities vary from region to region.
In principle, owners of listed half-timbered houses are not legally obliged to submit an energy certificate. The VPB's guide instructs which structural problems occur with windows, doors, in the basement or in the staircase of a half-timbered house and with which measures these can be remedied. It also provides an overview of the half-timbered architecture in Germany or how an ornamental half-timbering differs from a constructive half-timbering.
