Since the term "turnkey" is not protected, special attention must be paid to what services the construction project includes and what costs may still be added. For this purpose, builders should check the construction and performance specifications before signing the contract and, if necessary, have other contract documents shown to them.
It is recommended to think carefully about the extent to which the house should be finished. What construction measures are involved and what building materials are to be used and employed? Then check with the desired construction partner which additional services must be expected and how high the costs for these will be. The quality criteria of the materials and products should also be clarified in advance and recorded in writing. The more detailed the construction description, the greater the financial planning security.
It is also important to calculate the ancillary construction costs for the "turnkey house". These include, for example, costs relating to the building plot, such as land transfer tax and the costs for entry in the land register. The broker's commission, fees for the notary and fees for the land charge are also among the costs. If the prefabricated house is built on an existing plot of land, costs that serve to prepare the construction planning must be added. These include, for example, site development, surveying, earthworks and the costs of a soil survey.
