Living in Germany: Differences between urban and rural areas

The study "Living in Germany 2020 - Differences between urban and rural areas" examines and compares real estate and rental prices in German core cities and metropolitan areas with price developments in the Speckgürtel and rural areas. An important aspect of the research relates to the effects of the Corona pandemic and the resulting increase in commuter movements from large cities to rural areas. In this regard, it can be said that large cities that have the highest commuter balance to the surrounding areas also experience the highest real estate prices. The study therefore also examines how rising real estate prices in the major cities affect price levels in the surrounding areas.

Other topics and changes on the real estate market are also covered: Where are the highest rents in cities as well as in rural areas? Which metropolitan areas are particularly expensive? And in which surrounding areas has there been a sharp rise in prices? Developments in common real estate listings as well as prospective buyer demand and a detailed breakdown of commuter movement are also covered.

The study was published by the Sparda-Banken Group in cooperation with the Institut der deutschen Wirtschaft (IW) and the consulting firm IW Consult. The additional online tool offered by the "Sparda" banks gives interested parties the opportunity to find out about price developments and the offers in their region of choice and to compare them with other regions.
