Good news in the field of electric mobility: In March 2021, the long-awaited "Building Electric Mobility Infrastructure Act" (GEIG) came into force. This stipulates that a certain number of charging stations for electric cars must be guaranteed when building new properties or carrying out major renovations to existing properties. The GEIG is part of the climate protection program, which has set itself the goal of having seven million electric vehicles registered in Germany by 2030.
The GEIG requires, among other things, that if the property is a new construction or major renovation of residential buildings with more than five car parking spaces, each space must be equipped with conduits for electric cars. If the property is a new non-residential building with more than six parking spaces, every third parking space must be equipped with a conduit for an e-charging station. In addition to the charging infrastructure, there must be a charging station. For existing non-residential buildings, the requirement of one charging point applies if there are at least 20 car parking spaces on the site.
Exemptions apply to non-residential buildings that are defined as small or medium-sized enterprises under the SME definition and whose parking spaces are used by employees. Similarly, exemptions apply if the installation of conduit infrastructure and charging stations exceeds the total cost of a "major renovation" by 7 percent. The law also includes regulations for e-charging stations in neighborhoods.
