According to the Rent Index 2020 published by the research company F+B Forschung und Beratung für Wohnen, Immobilien und Umwelt, rents are still rising in many German cities. However, the evaluations clearly show that the steep rise, which even led to a doubling of rental prices in recent years, is slowly slowing down even in metropolitan areas.
For the real estate rent index, data was collected from a total of 351 German cities with at least 20,000 inhabitants. According to calculations, local comparative rents rose by 1.7 percent in 2020. In the previous year, the figure was 1.8 percent, and in 2018 it was as high as 2.2 percent.
The most expensive rents are to be found in the metropolis of Stuttgart. Here, the net cold rent per square meter averages 10.38 euros. By comparison, the cities surveyed across Germany yield an average rent of €7.11 per square meter. Looking at the other "Big 7" cities in Germany, these are above the national average in terms of the price per square meter. While tenants in Munich paid an average of 9.72 euros per square meter, the price per square meter in Cologne was 8.47 euros.
