According to a survey by the LBS building society, around two-thirds of young people in employment would like to buy a property. The results of the "Young Generation" survey show that new-build properties are particularly in demand. Aspects of individual development and design options, energy efficiency and environmental friendliness and the resulting low operating costs make new buildings attractive to young people. In the view of those surveyed, a new-build property also initially guarantees high quality and protection against refurbishment measures and new investments.
To support young professionals in their search for a suitable property, LBS has put together some helpful tips. Among other things, the LBS experts advise people not only to search through real estate portals in their search for available properties and land, but also to obtain information from cities and municipalities as well as local banks and savings banks. These have a good overview of the regional real estate market. In addition, it is advisable to take a look at the municipal zoning plan and find out what construction measures are planned around the dream property in the future. Prospective buyers can find out how high the building may be, what roof shape is prescribed or how many full stories are permitted in the building regulations in the development plan.
The location and infrastructure of a property play a very important role in the search for a new home. Before buying, for example, it is advisable to drive along the routes to the workplace and to examine the surrounding area in terms of shopping facilities, doctors and leisure facilities. These should be surveyed on different days of the week and at different times of the day. If a financing plan is already in place before the real estate search, prospective buyers can react quickly when they find a suitable property or real estate offer. The LBS points out that about 15 to 20 percent ancillary construction costs should be added to the house construction costs.
