F+B Housing Index: Rents rise significantly

According to the F+B Residential Index Germany Q2, prices for new-contract rents rose by 0.5 percent year-on-year (Q2 2020 to Q2 2021). New contract rents in Germany's 50 most expensive cities are also on the rise: Whereas prices for new leases there were still falling in 25 of the 50 cities in Q1 2021, the same is true of only 11 of the most expensive 50 cities in Q2 2021. According to experts, this is attributable to increased demand for rental apartments in the face of reduced supply.

In addition to new contract rents, existing rents also increased in price. They rose by 1.4 percent compared with the prior-year quarter. It can therefore be seen that rents for existing properties are rising more sharply than rents for new contracts. However, as new contract rents rose more strongly in the previous quarter (by 1.1 percent from Q1 2021 to Q2 2021) than existing rents (by 0.4 percent from Q1 2021 to Q2021), this trend is expected to reverse again.
