Tip: Request a soil expertise before building a house

Builders should request a geotechnical report in accordance with the Eurocode (EC) 7 standard before building real estate. Ulrich Reisdorf, geologist and managing director of the geotechnical expert office terra system GmbH, advises this in the house construction guidebook "The soil expertise - contents, benefits and costs" of the online portal bauen.de.

For the subsoil expertise, among other things, samples are taken to provide information about the soil conditions. It also includes suggestions as to which foundation should be laid. In addition, information is provided on the water impact class. These provide information on the moisture to which the building will be exposed. In addition, the subsoil report contains recommendations on soil management. Among other things, these provide information on what can be done with the excavated material.

As a rule, the commissioned architects obtain the subsoil expertise from a geotechnical engineer. If the client does not wish to do this, he is liable for all associated risks. To be on the safe side, it should be recorded in writing who assumes responsibility in such a case. Building owners pay between 900 and 1,400 euros for a geotechnical report, but the price range can vary greatly in different regions.
