Analysis: Students pay more and more for housing

Students have to dig deeper and deeper into their pockets for their shared rooms. The average cost of living is currently 414 euros per month. Previously, the average room price ranged between 389 and 400 euros per month. The front-runner in housing prices for a shared room is Munich: In the Bavarian capital, students currently pay 680 euros per month for a room in a shared apartment, compared with 650 euros per month last time (around 4.62 percent more).

In addition to Hamburg, students in Frankfurt am Main, Berlin and Hamburg also have to dig deep into their pockets. However, shared apartment rents have also become more expensive in Tübingen, Heidelberg, Münster and Freiburg, for example. There, students currently pay average rents of 395 to 464 euros per month. In addition, a further price increase is to be expected. At least that is what those responsible for the analysis by GBI Holding AG, WG-gesucht.de and the Moses Mendelssohn Institute (MMI) predict.

The reason for this was the developments due to the Corona pandemic: Many students decided late to stay at the university location. This last-minute effect led, among other things, to a price increase at the end of the year. Because of the Corona pandemic, some students were also forced to extend their studies. For new students, therefore, the supply is becoming even tighter. Since the Bafög flat rate for housing costs is currently 325 euros per month, Dr. Stefan Brauckmann, Managing Director at MMI, takes a critical view of the developments: "There is an urgent need to remedy this situation by making more affordable offers and providing tailored support for young people. Otherwise, parental income will be even more decisive than before in determining where a university is located and later employment prospects."
