The re-letting rents of advertised apartments in existing properties rose by 3.5 percent in 2021 to an average of 9.29 euros per square meter. This is the result of an evaluation by the Federal Institute for Research on Building, Urban Affairs and Spatial Development (BBSR). However, the BBSR found considerable differences between the cities.
The highest re-letting rents are in the cities of Munich (18.92 euros per square meter), Stuttgart (14.33 euros per square meter) and Frankfurt am Main (14.01 euros per square meter). Among the districts, Munich (15.60 euros per square meter), Starnberg (14.20 euros per square meter) and Fürstenfeldbruck (14.16 euros per square meter) have the highest re-letting rents.
In 2021, reletting rents averaging €10.63 per square meter were recorded in large cities without districts. Rents are particularly high in the metropolitan areas of Munich, Stuttgart, Hamburg, along the Rhine in North Rhine-Westphalia and in the Rhine-Main region, as well as in the surrounding areas of the cities/regions mentioned. According to the BBSR, rents are also above average on the edge of the Alps and in the Lake Constance region.
