Building a house: Incidental costs must be factored in

Building owners should plan for the ancillary construction costs in their project. The portal "bauen.de" points this out and lists the corresponding cost items. Incidental construction costs are incurred, among other things, with regard to the purchase of the land, the financing and the development. But also the costs for the architect, the measurement, the building application, insurance and appropriate building site work must be planned according to "bauen.de".

When buying land, for example, the ancillary construction costs are the brokerage fees, the notary and land registry fees, and the land transfer tax. With regard to financing, builders have to reckon with commitment interest, among other things. When developing a new building area, builders must factor in pro-rata costs. Even years later or for already developed properties, development costs may still be incurred, according to the portal.

These and other ancillary construction costs have been broken down by "bauen.de" in a sample calculation for a 150 square meter house (living space) with a 600 square meter plot in Bavaria. In the computation example it is assumed that for the property 200,000 euro become due, the costs of the building of houses amount to 300,000 euro and the house for the most part over a credit are financed. If all ancillary construction costs are added, the costs for building the house amount to 613,395 euros - and thus 113,395 euros more than builders might assume.
