Sun protection: Approval of the WEG almost always required

If thermal insulation measures are implemented, the condominium owners' association (WEG) must almost always approve them. That applies if thereby the community property is concerned. To it the association living in the property (WiE) points out. Particularly with larger measures such as a roof and a front insulation the WiE guesses owners to inform in advance about the costs. In addition it should be found out in advance whether a doubly qualified majority of the owners agrees to the measures. Because only then all owners must pay. With a simple majority, only the owners who voted for the measures pay, according to WiE.

In terms of thermal protection, roller shutters and external blinds in front of windows and balcony and patio doors are the most effective, according to WiE. But even these cannot simply be installed by the owners. Because also for this a resolution of the WEG is necessary. The reason for this is that windows are part of the common property. Interior sun protection, on the other hand, can usually be installed by owners without the consent of the WEG, unless they have to drill holes in the window frames to do so.
