A study by ImmoScout24 reveals the enormous rental prices in Germany. Seven of the ten most expensive rental apartments in the country are located in Berlin. At the top of the list is a designer penthouse in Mitte, which can be rented for 19,500 euros per month. Contrary to expectations, Munich is not among the ten most expensive cities in terms of rental prices for luxury properties.
According to ImmoScout24, the exorbitant price level is a sign of the increasing tension on the rental market. While demand for affordable housing is rising, historic rent increases are being met by a shortage of supply. In addition, prices for furnished temporary accommodation are rising, as these are largely unregulated. Luxury apartments in Düsseldorf and Frankfurt am Main with rents of around 12,000 and 13,000 euros per month are also in the top 10. Compared to the average net salary in Germany of 2,165 euros, these rents are six times higher.
The study is based on all rental apartment listings published on ImmoScout24's online platform on June 20, 2023. It reveals not only the high rental prices, but also the enormous difference compared to the average rental prices for new-build rental apartments in Germany. These cost around EUR 11.01 per square meter.
