A joint analysis by immoverkauf24 and ImmoScout24 shows clear regional differences in the supply of age-appropriate apartments in Germany. According to the study, the shortage of such apartments is most pronounced in eastern Germany. This contrasts with federal states such as Hesse, Rhineland-Palatinate and Baden-Württemberg, where there is a wider range of age-appropriate properties for sale. Berlin, Rhineland-Palatinate and Bavaria lead the way when it comes to the availability of rental apartments for older people.
Prices for senior-friendly apartments are highest in Hamburg at EUR 7,339 per square meter, in Berlin at EUR 6,975 per square meter and in Bavaria at EUR 6,823 per square meter. Rents for senior-friendly housing are also extremely high in Hamburg, Berlin and Bavaria at around EUR 16 per square meter.
The demand for age-appropriate housing will continue to increase in the coming years due to demographic change. The study emphasizes the need to take this trend into account and adapt policy measures in order to create a balanced supply and improve the housing situation of older people.
