Shared rooms: Rents have risen in university cities

Rents for unfurnished rooms in shared flats (WG) in German university cities are reaching new heights. On average, students had to pay 485 euros per month for these. The rent in university cities in the summer semester of 2024 is therefore 26 percent higher than the price level in the summer semester of 2019, which corresponds to an annual increase of 4.7 percent. The lack of offers for unfurnished rooms in shared flats is particularly striking, which is driving prices up further.

However, the price trend varies greatly between the individual cities. With a rent of 700 euros per month, Munich is the most expensive city in which to share a flat. This means that rent has risen by 15 percent since the 2019 summer semester (SoSe 2019). At EUR 425 per month, the average rent in Leipzig is lower than in Munich, for example. However, the price increase since the 2019 summer semester has been particularly high at 52%. Braunschweig and Siegen have the lowest inflation rate with rent increases of 8% and 10% respectively (EUR 373 and EUR 330 per month).

Munich is the most expensive city, followed by Hamburg and Berlin at 598 euros each and Frankfurt am Main at 580 euros per month. The cheapest offers can be found in Wolfsburg at EUR 219, Halle (Saale) at EUR 313 and Siegen at EUR 330 per month. The figures are based on an analysis of a price database by the Empirica Institute.
