The energy efficiency class of a property has a significant impact on its market value. For example, houses with the highest energy efficiency class A+ are on average 25 percent more expensive than those with the lowest energy efficiency class H. This trend is also reflected in apartments: properties with an A+ class achieve a premium of almost 11 percent compared to those with an energy efficiency class D. This is shown in a recent study by the real estate portal "Immowelt".
The analysis also shows that properties with a poor energy balance have to contend with price reductions. For houses, the lowest energy efficiency class H leads to an average price reduction of 13.6 percent compared to properties with an average energy standard. For apartments, the discount is 5.9 percent.
Immowelt Managing Director Felix Kusch emphasizes the increasing relevance of the energy efficiency of a property. "The Heating Act and the discussions about climate protection targets in the building sector have led many prospective buyers to fear high follow-up costs for energy-efficient refurbishment and maintenance," says the Managing Director.
