Housing market: a forecast

The Empirica Institute's "Housing Market Forecast 2024", based on data up to 2045, shows significant demographic changes and their impact on the demand for housing in Germany. Looking ahead to the coming decades, it is clear that despite a general population decline, there will be an increased demand for new housing in certain regions.

Continuous growth in living space is particularly necessary in large cities and their surrounding areas. In other regions, however, such as rural districts in eastern Germany or regions such as southern Lower Saxony and northern Hesse, the Empirica Institute expects a decline in population figures.

The Empirica Institute also sheds light on what happens when more or fewer apartments and houses are built. According to the Empirica Institute, if more properties are built, the vacancy rate initially increases and the living space becomes larger. Young adults could then leave their parents' home earlier. If fewer properties are built, the vacancy rate will initially fall. With supply already scarce, the size of apartments would then also decrease.source: empirica-institut.de
