In most areas of Germany, it is more financially advantageous to rent a home than to buy. This is indicated by a study by the company "Colliers". It shows that in 365 of the 400 districts and independent cities surveyed (91 percent), renting an apartment is around EUR 4,300 a year cheaper than buying one. In Germany's seven largest cities, this saving even rises to around EUR 7,100 per year.
This change in the price structure reflects a significant turnaround compared to 2021, when buying a home was still considered the more economically attractive option in 85% of districts and independent cities. The situation has completely reversed since the interest rate turnaround in summer 2022. Despite this development, buying property remains attractive for wealthy investors, particularly due to rising rents.
Renting a house is also cheaper than buying one in 82 percent of districts and independent cities. On average, tenants save around €3,800 per year.
