Energy certificate: these obligations apply to owners

An energy performance certificate is required when selling or renting a property. The consumer advice center points this out. The law requires this in order to ensure transparency regarding the energy efficiency of a property. A distinction is made between demand and consumption certificates, with the latter being cheaper but less informative. The costs for the energy performance certificate may not be passed on to tenants.

Sellers and landlords must already state the key energy values in the property advertisement. This includes the type of energy certificate, the main energy source and the efficiency class of the building. There are exceptions to the obligation to provide an energy performance certificate for listed buildings and small buildings of less than 50 square meters. In such cases, an energy performance certificate is not required.

Failure to submit an energy performance certificate can result in fines of up to 10,000 euros. Owners should therefore take their obligations seriously and seek advice if they are unsure. Owners can turn to estate agents, among others, to have the certificate drawn up.
