Building a house: Important tips for builders (Part 3)

Before the dream of owning a home becomes reality, builders should make careful decisions and carry out thorough planning. The portal "baumentor.de" points this out and offers a checklist with 15 important questions as a guide for the successful implementation of the building project. We summarize the questions in a three-part series. Today: points 11 to 15.

Questions about building services should be clarified under point 11. Building services include heating, ventilation and air conditioning, electrical installation, sanitary technology, renewable energies, security and monitoring technology and smart home technologies. When planning these systems, individual needs, energy efficiency, budget, regulations and future developments should be taken into account, among other things. The 12th point to clarify is whether a basement is required or just a floor slab. A basement offers additional storage space and protects important technology, while a floor slab is more cost-effective and provides a barrier-free solution. Builders should also think about where to store their vehicles (point 13). A carport is cheaper and quicker to install, while a garage offers more security and storage space.

The roof type should be clarified under point 14. Possible options include a flat roof, a pitched roof, a monopitch roof or a hipped roof. The roofs not only have visual differences, but the installation also creates functional features. A flat roof, for example, offers storage space and roof windows can be installed. A mono-pitched roof is elegant and suitable for large buildings. As a final step, all builders who wish to commission a prefabricated construction provider should check that the provider is reputable. This can be done, for example, by finding out more about the provider, visiting show house parks and viewing reference properties.
