Real estate prices: Trends up to 2035

Property prices will rise in Germany's seven largest cities, among others, but also in other regions. In almost half of the regions surveyed (47%), purchase prices will rise by more than 0.15% in real terms by 2035. This is according to the "Postbank Housing Atlas 2024" published by the Hamburg Institute of International Economics (HWWI). The trend is being driven by increasing demand in central locations coupled with limited supply.

In Munich, prices are expected to grow by an average of 1.84% per year, in Frankfurt am Main by 1.67% and in Cologne by 1.43%. In 2023, prices in Munich averaged EUR 8,909.30, in Frankfurt am Main EUR 6,178.54 and in Cologne EUR 4,862.11 per square meter.

However, while property prices can be expected to rise in cities, property prices may fall in rural or structurally weak regions. These areas often lack the economic impetus and demographic developments that ensure positive price trends in cities.
