In most German regions, new-build apartments are significantly more expensive than existing properties - according to the "Postbank Housing Atlas 2024". The study by the Hamburg Institute of International Economics (HWWI) clearly shows that the price differences are particularly striking in the Bavarian districts of Miesbach and Garmisch-Partenkirchen, with a calculated price difference of 382,474 euros and 340,000 euros respectively. Here, new-build apartments cost considerably more than older properties, which is mainly due to the high price level in vacation regions.
However, the study also shows that the price differences between new builds and existing apartments vary greatly from region to region. In 27 German regions, the year of construction makes hardly any difference to the price. For example, the price differences are relatively small in the districts of Aurich, Leer, Wittmund, Friesland and Uelzen (Lower Saxony), the Eifelkreis Bitburg-Prüm (Rhineland-Palatinate), the district of Vorpommern-Greifswald and both the district and the city of Rostock (Mecklenburg-Western Pomerania).
Only in the vacation region of North Friesland are existing apartments more expensive on average than new builds. Here, buyers pay EUR 61,818 more for a 70-square-metre condominium from existing properties than for a new build. The reasons given for this are that the sought-after locations have already been built on and new-build properties can only be constructed on less attractive plots.
