Energy efficiency: only minor differences between rental and owner-occupied apartments

There is little difference between rental and owner-occupied apartments in terms of energy efficiency. This is the conclusion of the "RWI - Leibniz Institute for Economic Research". On average, the difference is only 1.8 percent in terms of energy consumption per square meter. According to the researchers, this corresponds to a difference of two kilowatt hours per square meter.

If we now compare a 75-square-meter rental apartment with a 75-square-meter owner-occupied apartment, tenants would have to pay around 30 euros more per year than owners. The results indicate that owners are willing to invest in better energy efficiency.

The "RWI - Leibniz Institute for Economic Research" has also identified reasons for this: Often, apartment buildings are occupied by both owners and tenants. In addition, many tenants live in larger apartment buildings. Renovation costs are shared, and for many measures these tend to fall, according to the researchers. The data is for rental and owner-occupied housing newly offered on the real estate market between 2019 and 2021.
