Private rental: Special challenge due to energy crisis

The energy crisis poses challenges for private landlords in particular. This is the view of "Haus & Grund," the central association of German home, apartment and land owners. "Our members tell us that they want to continue on the path away from fossil fuels and toward less energy consumption, but are increasingly encountering hurdles," says Haus-&-Grund President Kai Warnecke.

In concrete terms, the following problem emerges: the "Private Landlords in Germany" member survey conducted by the central association shows that around 70 percent of the private landlords surveyed use a gas heating system to supply heat to their rented apartment or house. Around 25 of those surveyed are planning to replace the heating system in the next five years.

However, their financial situation may be throwing a spanner in the works. Around 50 percent of respondents cited "lack of profitability" as a reason for not being able to carry out modernization measures on their rental property. Haus & Grund is therefore calling for a number of measures to improve the situation for private landlords, including permanently endowed funding pots for energy-efficient building refurbishment that are only accessible to private landlords.
