Prices for vacation properties in Mallorca remain stable. This is according to the study "Holiday property market in Mallorca 2024". According to the study, the average price has risen by around 1.7 percent to just under 5,800 euros per square meter. There has been a particularly large price increase of around 13.5 percent in the center of the island. On average, properties in the southwest are the most expensive at 7,700 euros per square meter. The most expensive property there costs 9,544 euros per square meter.
Buyers will have to dig deeper into their pockets for vacation properties with sea views in the future. Prices for these have risen by 12.7 percent in the north, 16.7 percent in the south and 5.6 percent in Palma City. Price increases are also due for houses and villas with pools. When it comes to pools, the authors of the study once again differentiate between "luxury pools" and "normal pools". Compared to properties without a pool, houses and villas with luxury pools are subject to a price premium of almost 75 percent, while houses and villas with normal pools are subject to a price premium of around 50 percent.
However, according to the authors of the study, the supply of properties has fallen, in the southwest by more than 40 percent. The authors of the study therefore conclude that demand in this region is very high. The study was published by the Center for Real Estate Studies (CRES) on behalf of Porta Mallorquina Real Estate.
