Study: Wages rising faster than rents

Wages rose faster than rents on average in Germany between 2015 and 2021. This is the result of the study on the "Affordability of Rents" by the Haus und Grund association. According to the study, the wages of full-time employees subject to social insurance contributions rose by a median of 14.2 percent to €3,525 over the period. In the same period, existing rents rose by 7.3 percent to 7.32 euros per square meter and new rents by 7.7 percent to 8.02 euros per square meter.

Thus, "living for rent has become more affordable for everyone on average during the period under review." The three most affordable districts for existing rents are Uckermark, Vorpommern-Greifswald and Nordsachsen. In terms of new contract rents, Vorpommern-Greifswald, Berlin and Potsdam Mittelmark are in the running.

The three least affordable districts in terms of existing rents are Wolfsburg, Göttingen and Gifhorn. In terms of new contract rents, Kempten (Allgäu), Rosenheim and Dillingen a. d. Donau come out on top. While wages (median) in Kempten (Allgäu) rose by only 14.6 percent from 2015 to 2021, for example, new-contract rents here increased by 30 percent.
